GENERAL PURPOSE: Responsible for overseeing the administration of all areas and phases of oversight of 3rd Party Auditors lease audit and compliance of company owned, leased and/or subleased properties assigned. Recommend policies and process improvements to drive and support department goals and objectives are achieved. The position requires the ability to influence and collaborate successfully with Landlords to achieve maximum expense savings. The base salary range for this role is $93,600-$146,050. The base salary range is dependent on factors including, but not limited to, experience, skills, qualifications, relevant education, certifications, seniority, and location. The range listed is just one component of the total compensation package for employees. Other rewards vary by position and location. ESSENTIAL FUNCTIONS:

  • Responsible for the management of contracted 3rd Party auditors for annual expense reconciliations and co-tenancy validations.
  • Responsible for establishing annual list of assignments and maintaining records of assignments and reporting.
  • Oversee and provide guidance to external lease auditors on resolution of landlord disputes
  • Work with internal/external auditors regarding SEC & SOX requirements for expense record approvals and ledger adjustments for claims.
  • Establish claim thresholds for external auditors.
  • Act as liaison between company (Real Estate Management, Risk Management, etc.)  and lessors in resolving issues relating to lease provisions relative to 3rd party audits.
  • Oversee the data management for 3rd Party expense records into lease information system by monitoring accuracy of pdSiteLink and providing input on development of new requirements relative to the external audit process.

QUALIFICATIONS AND SPECIAL SKILLS REQUIRED:

  • Bachelor’s degree or equivalent experience in property management field in a retail environment
  • Excellent verbal and written skills.  Finance background a plus
  • 5 years property management experience in retail environment
  • 3 + years Audit in a corporate environment

PHYSICAL REQUIREMENTS/ADA: Job requires ability to work in an office environment, primarily on a computer. Requires sitting, standing, walking, hearing, talking on the telephone, attending in-person meetings, typing, and working with paper/files, etc. Consistent timeliness and regular attendance. Vision requirements: Ability to see information in print and/or electronically. This position may be performed remotely anywhere within the United States.
